Lendlease's San Francisco Bay Area Construction Office delivers large, complex commercial projects. This role is planned to first work on an ambitious design-build affordable housing project using an innovative mass timber frame with a traditional lateral system.

The building is being designed to achieve LEED Platinum and will introduce a number of novel prefabricated technologies JOB SUMMARY : As part of the team of Project Managers, you will get to manage some of the non-major packages, coordinating with architect and sub-contractor trades to complete packages within time and cost objectives.

You may also be involved in buying out / procuring packages and provide assistance to help support major packages. ESSENTIAL RESPONSIBILITIES : The following is intended to describe the general nature and level of work anticipated to be performed.

It is not an exhausted list of all that may be required. Help develop, manage, and maintain project budgets and schedule.

Regularly analyze progress reports with Sr Project Manager and team. Develop a working knowledge of all projects plans, specifications, and shop drawings, submitting RFI's as necessary.

May assist in establishing the design management process. May collect cost estimates and provide value engineering guidance to effect design changes.

Conduct buy-out of packages, or assist Senior Project Manager with the buy-out, including writing scopes of work, assembling packages, preparing and negotiating contracts.

Possess thorough knowledge of contracts. Immediately raise and address any non-compliance. Ensure daily correspondence and relevant documentation is thoroughly and timely logged per the project's documentation plan.

Prepare and negotiate change orders with the owner, subcontractors, and others, having collected the costs for the changes and thoroughly analyzed them.

Maintain working relationships with the owner, architect, engineers and subcontractors to facilitate construction activities.

Participate and represent the company at project coordination meetings. Manage and review vendor deliverables and material submittals reports.

Review and approve subcontractor, vendor payment applications, and miscellaneous invoices. Assist Accounting in ensuring timely and accurate billings, along with collecting accounts receivables.

Maintains a robust understanding of safety requirements for all aspects of the site. Including pre-planning, monitoring of construction activities and site conditions, and taking corrective actions to non-compliant work.

Driving the Lendlease EHS initiatives on a daily basis with the trades / subcontractors. MINIMUM REQUIREMENTS : Possess the skills which would typically be achieved with a minimum of 2 - 3 years of construction experience, demonstrating the ability to perform in the areas of reading plans, writing RFI’s, writing scopes, reviewing contracts, management of sub-contractors, negotiating change orders, and other key duties of the role.

Experienced working on large / complex commercial projects as the General Contractor is preferred. Requires strong organizational, interpersonal, verbal and written communication skills.

Proficient in Microsoft Excel and standard construction software applications including : Bluebeam, Primavera 6, BIM and construction documentation management systems Kahua, PlanGrid, Procore, ProLog, or others).

Four-year Bachelor Degree in an accredited construction, engineering, o related curriculum; or experience equivalent to a four-year degree.
