Job Summary
The Facilities Maintenance Mechanic, assigned to the Carpentry Shop within the Maintenance & Operations unit of Facilities Development & Operations, works independently or as a team member under the general supervision of the Facility Project Supervisor.
The incumbent works as a skilled generalist utilizing journey level skills in carpentry and metalworking trades along with strong skills in other trade areas (mechanical, electrical, painting) to perform a variety of skilled preventive and general maintenance, repair, construction and renovation work on building and infrastructure systems.
Typically, carpentry and metal work skills are utilized to maintain and repair equipment and systems associated with University buildings and infrastructure so as to ensure a clean, safe and attractive campus / learning environment.
The incumbent uses a computerized maintenance system to ensure the preventive maintenance program objectives are met and also provides safety instructions and directions to unskilled or semi-skilled assistants.
The Maintenance & Operations unit of Facilities Development & Operations provides maintenance and operations services to a University campus spread across multiple sites comprised of +150 acres, 81 buildings, and more than six million gross square feet.
The Carpentry Shop is one of seven skilled trades shops within Maintenance & Operations and is comprised of a lead carpenter, plus three journey-level carpenters, one facility maintenance mechanic, and eight facility workers.
The Shop reports up, through the Facility Project Supervisor who provides supervision, oversight, and guidance.
Key Responsibilities
Builds, remodels, and maintains various types of facilities, buildings, offices, classrooms, restrooms, sheds, fences and other structures
Installs, builds and repairs internal and external structures
Installs and repairs drywall, ceiling and floor tiles, flooring systems, and roofs
Makes, installs, and repairs cabinets, counters, signage, shelves, benches, partitions, floors, and door and window frames
Hangs doors and installs window frames
Erecting scaffolding, forms, frames, molds, and / or use electronic lifts or personnel ladders in the performance of duties
Installs and repairs modular furniture
Fabricates, constructs, installs and repairs sheet metal for architectural, non-structural and structural metal work including designing, laying out, fabricating, installing and repairing for more complicated structural components, fixtures, equipment and machinery, using a wide variety of materials such as sheet metals, structural metals, glass, and plexiglass;
operating of welding, fabrication and machine shop equipment; using triangulation, radial parallel and shop mathematics to develop patterns, shapes and parts;
cutting, welding, brazing, and soldering of sheet metals; installing, maintaining, inspecting and repairing sheet metal parts;
and developing, forming and fashioning sheet metals into various sheet metal objects such as gutters and downspouts, air handling equipment, roof flashing, hand rails and related non-structural equipment and fixtures, determining of appropriate materials;
and designing, developing and implementing solutions to resolve problems that arise in construction and repair
Conducts machine shop work involving operating and maintaining machine tools used in the construction and repair of parts, tools, equipment and fixtures
Utilizes other trade skills, to the degree qualified, to maintain, repair, and install other equipment or systems associated with the mechanical, electrical, and plumbing trades
Inspects various types of equipment, systems, and areas to identify problems and needed repairs
Responds to emergency calls in order to prevent catastrophic equipment failure, injury, damage or further incident, takes appropriate action to mitigate damages and facilitate appropriate repair
Disables and clearly identifies (lock out and tag out) unsafe equipment, and immediately notifies appropriate personnel
Inspect completed work for conformance with specifications, requirements and compliance with applicable building and safety codes and regulations
Reads, interprets and works from blueprints, plans, drawings, and specifications including making rough sketches where needed to facilitate work efforts; and
Estimates cost, time and materials of maintenance, repair and renovation work
Maintains clean work areas, tools, and equipment
Coordinates with other trade workers and trades shops, as needed, to successfully complete repairs and maintenance work assignments on schedule
Reports problems or issues observed which require repair
Records work efforts in detail within computerized recordkeeping systems and, where directed, on log sheets, and keeps accurate time records so as to ensure an appropriate level of documentation regarding actions taken to complete assignments.
To include documenting as-built changes to existing or new systems and reporting such changes to other units for recordkeeping purposes
Uses computerized maintenance management programs and building automation systems to complete work assignments including documentation of efforts but also as necessary to research and understand issues at hand
Operates assigned radio for communication related to coordination needs, urgent needs, critical information, and status updates
Operates vehicles and equipment including a utility cart, scissor lift, boom lift and forklift (as certified), jackhammer, sewer rodding devices, and other equipment and tools for maintenance assignments, and delivery of supplies, tools and equipment to work sites
Attends and participates in departmental meetings, training sessions and functions
Uses personal protective equipment as required for safety
Knowledge, Skills & Abilities
Thorough knowledge of the methods, materials, equipment and tools used in one of the skilled trades associated with the plumbing, mechanical, electrical, carpentry or metal work trades
Working knowledge of the materials, methods, equipment and tools used in related trades areas pertaining to facilities, systems including utilities and infrastructure, construction, and renovation
Thorough knowledge of generally accepted trade practices in the trade specialty
Working knowledge of computerized maintenance and building automation systems
Working knowledge of applicable building and safety codes and regulations related to facilities, systems including building and system level utilities and infrastructure, and renovations
Ability to demonstrate journey-level skill in one of the skilled trades and strong skills in other applicable trades
Ability to operate construction and related equipment
Ability to use considerable judgment and discretion in performing duties required to successfully complete work assignments
Ability to read, interpret and work from blueprints, plans, drawings, and specifications, including the ability to make rough sketches
Ability to estimate cost, time and materials of assigned maintenance, repair and renovation work
Ability to maintain records and retrieve data related to work performed using manual and / or computerized record-keeping systems and to prepare standard reports
Ability to provide instruction to unskilled and semi-skilled assistants
Ability to analyze and respond to emergency situations
Ability to read and write at a level appropriate to the position and the ability to perform arithmetic calculations as required by the position
Ability to organize assigned work and carry forward assignments based on operational priorities as defined by the appropriate administrator and / or operating guidelines with a focus on efficiently performing duties required to complete assignments successfully and within given deadlines
Ability to operate a motor vehicle, utility cart, scissor lift, boom lift and forklift (as certified) and other equipment and tools required to successfully complete assignments
Ability to successfully complete the Defensive Driver Training Program provided by the State of California for CSU campuses and pass the course exam
Ability to accommodate a work schedule that varies according to operational needs and may include evening and weekend hours as well as to respond to callbacks which occur outside of the normal work schedule
Ability to wear required personal protective gear included fire-rated clothing and respirators where required

Required Qualifications
Four years of increasingly responsible experience leading to journey-level skills in facility repair and maintenance, or any reasonable equivalent combination of training and experience as a facilities maintenance mechanic which demonstrates the achievement of journey-level skills equivalent to that acquired through completion of an applicable apprenticeship program
Requires the possession of a valid California Driver's License for the operation of any vehicle or equipment required for position and in any emergency situation.
Must participate in all OSHA required physicals and examinations
License
A valid driver's license is required for this position. Out of state candidates selected for the position must obtain a State of California driver's license within 10 days of hire in accordance with the California Department of Motor Vehicles regulations.
Once hired the employee must successfully complete the Defensive Driver Training Program provided by the State of California for California State University campuses.
Preferred Qualifications
Certification indicating completion of an applicable apprenticeship program
Journey level standing in the carpentry and / or metal working trades
Knowledge of welding and fabrication techniques commonly used in a maintenance and repair setting
Five years of journey level work experience in the maintenance, repair, or construction / fabrication, and installation of carpentry or metal work systems associated with buildings and grounds
