We are looking for an OPERARIONS MANAGER to be incorporated to our team to develop the strategy to operate the portfolio in alignment with our statement of work and the client’s expectation.
This includes the development and deployment of comprehensive programs addressing the Assets’ Life Cycle, Sustainability practices and Compliance (with JLL Standards and local regulations) :
Location : Belén, Heredia, Costa Rica.
Work schedule : Monday to Friday, 8 : 00 am to 5 : 00 pm.
Job overview :
At tactical level, the position will assure : The programs are carried out and initiatives executed consistently; The portfolio is operated under clear and standardized policies and procedures;
Work with the client to resolve complex key risks, issues and concerns; advise on remediation, mitigation strategies; act as central point of contact for client audits, testing and assessments.
Responsibilities : Strategy
Understand the client and JLL vision of the portfolio management and operational Excellence.
Traduce the vision mentioned above in executable short, medium and long term programs such as : Preventive Maintenance, Life Cycle Renewal Program, Environmental and Sustainability, Environmental Health and Safety, Engineering Services Compliance Program, among others.
Implement Standard Operating Procedures and Site Operating Manual related to hard services. Ensure operational compliance with those SOPs.
Success measure will be the standardization and documented efficiencies.
Support Facility Manager in the development and implementation of innovative programs, processes and procedures that reduce short and long term operating costs and increase productivity.
Manage the Preventive and Predictive Maintenance program and ensure all Corrective Maintenance is completed as per the agreed time frames.
Monthly verification in CMMS Systems or similar.
Audit quality of all IFM projects per their Scope, Schedule and Budget.
Evaluate service response time of hard services. All metrics related to FSC need to be complied for hard services.
Work with Operation Supervisors to ensure hard service Tier 2 vendors provide appropriate updated documentation and operating instructions & policies for the services they are performing.
Ensure that hard service Tier 2 Providers are aware of their responsibility for any property damaged in the course of their assigned scope and that they shall repair, replace or otherwise compensate to restore the damaged property at their own cost.
Ensure compliance with all applicable requirements in accordance with local, clients and JLL policies pertaining to EH&S.
Coordinate all activities and processes related to EH&S Program, including Hazard assessment (yearly, relocation or after incident), Safety Check List (quarterly), Incident Reporting (for each incident), Job Safety Analysis (for each activity) and Training Matrix (up to date).
Ensure the operations are managed properly in regards of the technical requirements and controls as specified in the Engineering Operations Review.
Team Management :
Supervises team members, to ensure if they adhere to the company’s policy and standards in achieving its goals.
Anticipates issues, prioritizes and plans the team for a proper action plan and ensure that they are completed within set deadlines
Delegates work with clear work instructions and provide performance feedback to team members.
Organizes departmental meetings to regularly update colleagues and resolve issues as a preventive measure to possible problems and conflicts.
Minimum Graduate Degree in Mechanical / Electrical / Industrial Engineering or other relevant discipline.
5-8 years’ experience in a similar role of Facilities Management including interaction with senior-level management.
Experience in Capital Planning.
EH&S knowledge is required.
Advanced level of English is required.
Availability to work on weekends according to emergencies.
