Overall responsible for the Project Management Program across the region. Provide remote guidance and companion to FMs in minor project execution per methodology stablished.

Direct responsible for projects infrastructure improvements, excluding new constructions.

PRINCIPALES RESPONSABILIDADES :

  • Develop and maintain processes and SOPs that address small Move Add and Changes (MAC) project delivery & box moves; including procurement, client communications and all other aspects of project delivery.
  • Manage project management services for building infrastructure improvements with a limit of US$250,000, excluding new construction.
  • Building Infrastructure projects impact major building systems such as electrical, heating, cooling and plumbing, security system, dining and life cycle renewal.

    Included within the IFM project scope is small MAC’s, audio visual (AV) equipment, support IT related projects (server room upgrade) and furniture & fixtures and lifecycle renewal.

  • Performance expectations include project planning, prior approval for execution, engagement process with all appropriate stakeholders in a planned and timely manner, and achieving agreed upon scope / budget / schedule.
  • Work with assigned consultants to manage infrastructure project design, implementation, and multi-discipline building trade’s project coordination.
  • Understand the business needs for building renovations, space modifications and technology deployments and develop proposals aligned with GWS design standards.
  • Schedule and conduct kick off meetings with Tier Two providers when necessary to assure complete understanding by all stakeholders of scope, schedule, budget, communications, safety, employee and customer experience, requirements, etc
  • Prepare and submit progress reports, and other documentation including before and after photographs that may be required in the course of managing projects.
  • Ensure building system or equipment failures (to include audio visual equipment) do not impede critical business operations or compromise the utility of work environments.
  • As part of the project close-out, obtain and upload to the dedicated system all as-built drawings, equipment documentation, operating manuals and warranty documents and organize them for easy reference.
  • Arrange training for operating personnel (if in scope) related to installed systems and equipment. Confirm that OEM maintenance requirements are entered into the preventive maintenance system.

  • Manage asset management tagging program (which included new site, disposable, and moves).
  • Coordinate project activity with IT / Security to follow any required notifications and approvals.
  • Work with local teams to inform employees and site tenants of any changes to the facility, projects or programs, and include the impact on the day to day employee experience.
  • Support Integrator Project Management activity to help ensure project success in design, construction, commissioning and startup of office spaces.
  • Develop processes and RACIs as needed for a better engagement among parties.

  • Bring forward ideas and lessons learned to strive for continuous improvement and enhanced customer experience.
  • REQUISITOS :

    Formación académica, experiencia, habilidades)

    Bachelor's degree in Architecture, Civil Engineer, or related field. Must : Certification PMI.

    5-7 years of experience including interaction with senior-level management.

    English and Spanish professional written and speaking level. Portuguese is a plus.

    Evaluate skills : High Organization, planning skills, highly analytical, people management skills.
